Most of these properties do not appear on our website, or on our advertising portals, they are traded ‘off-market’ in accordance with their owners’ request, who often wish to remain anonymous due to their personal or professional status.

After establishing with our buyers their needs and purpose of the purchase, we source out and match them with the best properties that suit them using our contacts and resources in addition our negotiation skills which ensures the most profitable investment outcome.

Our bespoke Acquisition service is a client tailored service for those that who need access to the broadest selection of properties available on or off-market which often benefit from high investment return, and are often presented to buyers with a feasibility study to project prospective figures of cost versus profit, through a well-informed and detailed market study report which is very crucial to have at hand as most of our buyers, be it developers or investors, often give us back the properties they buy to re-sell or to rent out for them, hence it is important to give a responsible and expert advice at start.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
