Our Landlord Fees
RENTAL & LANDLORDS FEES
Letting only with rent collection service: 10% + VAT (12% inc VAT)
Letting + Full Management Service + Rent collection: 16% plus VAT (19.20% inc VAT)
Short Let service: 25% + VAT (30% inc VAT)
Drafting a new Tenancy Agreement: £300 + VAT (360 including VAT)
Tenant Reference Per Tenant: £75
Right to Rent check per Tenant: £30
Cancelling a Rental before a tenant moves in: £300 + VAT (£360 inc VAT)
Tenancy Deposit Scheme (My Deposits) Registration Fee: £50 + VAT (£60 inc VAT)
Renewal Tenancy Agreement: £150 + VAT (£180 inc VAT)
Sales Commission if Tenant purchases the Property: £1.50% of the total sale price (1.80% including VAT)
Tax retention for a non-resident landlord per quarter: £300 (£360 including VAT)
Compliance check per person: £150 for individual and £250 for companies, Trust or similar structures.
Submission of evidence to the Deposit Scheme when requested by Landlord: £300 (£360 Including VAT)
Copy documents £30 + VAT (£36 including VAT) per document that has been provided previously
Waiting at property to collect, deliver or meet a contractor or a loss adjuster is £95 + VAT per hour (£114 including VAT)
Transfer of funds online outside the UK £50 per transaction
Optional services if requested:
Daily attendance at Court or Tribunal on behalf of the Landlord: £500 (£600 including VAT), in addition to any expenses incurred by Limetrees.
Duplicate statements of accounts provided to the Landlord and/or his accountant for all of part of Tax year: £300 (£360 including VAT).
Cleaning and Inventory depending on the size of the property.
FEES FOR COMPANY LET
Tenancy Agreement: £300 + VAT (£360 inc VAT per tenancy)
Referencing Fee per person: £100 for individual and £175 for companies, Trust or similar structures
Change or amend the Tenancy: £120 + VAT (£144 inc VAT)
Compliance checks: £150 per person if individual £250 for companies, Trust or similar structures.
PERMITTED PAYMENTS FOR AST
Change of Tenancy agreement: £50.00

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
